Rent Deposit Guarantee Scheme
The SeAscape scheme operates by providing a written Guarantee to Landlords in place of a cash deposit.The Guarantee is initially for six months but can be extended to one year to give the Tenants time to build up their own deposit funds.
The Guarantee covers:
- Damage to property/inventory items beyond fair wear and tear.
- Rent arrears (subject to local Housing Allowance payable).
- Fair wear and tear
- Rent in advance
- Utility bills unpaid
- Charges for services or utilities
Who we can help:
Applicants must meet ALL of the following conditions:
- Be 16 years of age or over.
- Be on a low income and/or Benefits
- Be unable to afford the total amount for a cash deposit
- Be homeless, likely to become homeless or in housing need
What SeAscape offers Tenants:
- A deposit Guarantee to help access accommodation
- Empty Property Database Scheme – to help clients find suitable, affordable accommodation, arrange property viewings and check property is safe, landlord is Registered etc.
- Pre-tenancy Support Scheme – helps tenant with all the necessary paperwork, including applying for Local Housing Allowance if necessary, budgeting, setting up bill payments etc.
- 2Share – to help two individuals to share a two bedroom property, matching likely flat sharers and providing tenancy support and mediation services.
- Tenancy Support Scheme – tailored to the needs of each individual tenant. This helps to stabilise the tenancy and the relationship with the landlord. Assistance can be provided in a number of areas including budgeting and banking, minor repairs, resettlement activities, e.g. registration with doctor, dentist, schools etc. contact with landlord or help with shopping.
- Befriending Scheme – reduces isolation and helps clients feel confident coping on their own by providing a volunteer befriender for a few hours per week.
